THE PROCESS

Our services are divided into two stages. Most of the concept development happens in Stage 1, and we recommend getting builder feedback during this phase to ensure your budget and vision are aligned. When you're ready, we move on to Stage 2: the building approval process.

STAGE 1 - CONCEPT DEVELOPMENT (PRICE ESTIMATE)

 Site Assessment

  • Assess the proposed site and its constraints
  • Conduct site measurements

Requirement Analysis

  • Analyse current and anticipated authority requirements

Drafting the Concept

  • Produce draft concept drawings and other media to explain your design
  • Allow for two rounds of feedback and amendments after issuing preliminary drawings
  • Deliverables include:
    • Site Plan
    • Floorplans
    • Elevations
    • 3D Perspective (if required)

STAGE 2 - BUILDING APPLICATION (BA DRAWINGS)

A. Council Application Drawings (DA Drawings)

Council Drawings

  • Prepare drawings according to Council requirements and town planner recommendations

Additional Recommendations

  • Engage a town planner for the lodgement and management of your application process
  • Obtain a survey before DA/BA to identify site boundaries and existing structures
  • Note: A Development Application may not be required; this will be assessed by the Certifier during the Building Application process

B. Building Application Drawings (BA Drawings)

Coordination

  • Coordinate drawings according to structural engineer requirements
  • Integrate additional consultant reports to meet code requirements

Final Issue

  • Compile drawings, schedules, and specifications for Building Certifier approval
  • Submit documents for the Construction Certificate/Building Approval
