Services — Design
A design that fits your brief and your block.
Balancing your priorities, your site’s constraints, and Brisbane and SEQ’s planning framework into a home that actually works, refined before it becomes documentation.
Why It Matters
Design decisions made early save cost and stress later.
Design is where your priorities, your block’s constraints and council requirements all have to work together. We start by understanding how you actually want to live, then develop a design that responds to your site’s orientation, outlook and character, tailored throughout to keep the design and your budget aligned before it moves into full documentation.
What's Included
What our design service covers.
Site Capture & Brief
We capture your block accurately and get to know your priorities, so the design starts from real site conditions, not assumptions.
Sketch Design & Development
Concept options tested against your brief and budget, then refined through two rounds of feedback and review into a coordinated, buildable design.
Approval-Ready Documentation
The agreed design carried through into documentation prepared to meet your council's approval requirements.
Understanding your brief, properly.
Before any layouts get drawn, we spend time understanding how your household actually lives, not just square metre counts, but how rooms get used, where the light falls, and what’s non-negotiable versus flexible. This is also where we align the design direction with your budget from the outset, so cost is a design input, not an afterthought.
Testing options before committing.
Good design rarely comes from the first idea. We develop and compare concept options against your brief and budget, so the direction you commit to has actually been stress-tested, not just assumed. Keeping design and cost aligned at this stage is what avoids expensive rework later.
Common Questions
Design FAQs.
How does the concept design process work?
It runs in two parts. First, a sketch design and design meeting, where we work through initial layout options with you and lock in the direction. That then progresses into our Stage 2 concept drawings, developed with two rounds of feedback and review so the design is properly refined before it moves into documentation.
Can I bring my own ideas or inspiration images?
Absolutely, we work best when we understand what you’re drawn to. Bring inspiration images, must-haves, and dealbreakers to your initial brief.
How does the design process connect to approvals?
Once a concept is finalised, it moves into design development and then full documentation, prepared specifically to meet your council’s approval requirements.
What if I want to change direction partway through?
That’s normal, design is iterative. We’ll flag if a change significantly affects timeline or scope, but reasonable refinement is part of the process.
