Project Type — New Developments

Start fresh and make the most of your block.

Knockdown rebuilds and duplex or dual occupancy design, drafted against Brisbane’s planning framework and managed through to an approved, buildable set of plans.
Why It Matters

The right location, a home designed for how you live now.

Sometimes the existing house has reached the end of what it can reasonably give you, but the block, the street and the location are still exactly right. A new development lets you start clean, whether that’s a single new home designed around your household today, or a duplex or dual occupancy that makes the most of your site for rental income, multi-generational living, or future subdivision. Building new comes with planning considerations a renovation doesn’t, and we manage them from day one so the project stays on track to approval.

What's Included

What we cover in a new development project.

Site Feasibility

An honest read on what your block can support, lot size, frontage, overlays and access, before you commit to a design.

New Home, Duplex & Dual Key Design

A design built for how your household lives now, or two genuinely separate, liveable homes on one site.

Demolition Documentation

The paperwork and approvals needed to clear the site correctly and legally, sequenced alongside your design work.

Siting & Council Compliance

Positioned correctly on the block from day one and documented against your council's specific codes, avoiding costly redesign later.

Staged Approvals & Titling

Demolition, rebuild and any subdivision or titling steps sequenced so your project keeps moving.

Is your site actually feasible?

Before any design work, we assess whether your block genuinely supports the outcome you’re after, be that a new home, a duplex or a dual occupancy. Lot size, frontage, council overlays and access requirements all factor in. Better to know early than redesign later.

A design that fits the block you know.

You already understand this block, its orientation, its quirks, what works and what doesn’t. We combine that knowledge with a full site capture to design a home, or two, that makes better use of the land than what’s there now. Where it’s a duplex or dual occupancy, each dwelling gets genuine privacy, natural light and outdoor space, so it never feels like a single house awkwardly split in two.
Common Questions

New Development FAQs.

Do I need a separate approval to demolish the existing house?
Yes, typically. Demolition usually requires its own approval, separate from the new dwelling. We coordinate both so they progress together without delaying your project.
A duplex is generally two attached dwellings under one roofline, often with separate titles. Dual occupancy is broader, it can include duplexes, dual key homes, and secondary dwellings like granny flats, usually on one title.
Depending on your council’s planning scheme and lot size, subdivision may be possible. We factor this into the design from the start if it’s part of your plan.
Yes, all new Class 1 residential dwellings require a minimum 7-star NatHERS rating under NCC 2022. We coordinate this as part of your design, not as an afterthought.
It varies with complexity and council, but new builds typically take longer than a renovation to reach approval, given the demolition, siting and compliance steps involved. We’ll give you a project-specific timeline early on.
Not Sure Where To Start?
